Jim Davis and IPX Exchange Services have handled several §1031 exchanges for me. There were a couple cases that were rather complex, but Jim knows his way around this process and made everything work out according to plan.

Exchange Services
At IPX Exchange Services, we provide three basic services to our clients. First, we act as a resource for answering your exchange questions and identifying issues. Second, we serve as a qualified intermediary to facilitate the transaction. Third, we document the process to provide a clear audit trail for your records.

Common Exchange Types
The two most common types of exchanges are the simultaneous exchange and the deferred exchange. In both of these types of exchanges, a qualified intermediary may be engaged to facilitate the transaction.

Specific Requirements for a Valid Exchange
All exchanges have specific requirements regarding intent, character of the property(ies), timing and structure. These general rules apply to almost all exchanges.

Detailed information about all these types of exchanges and their various requirements can be found in the [Resource TBD] booklet available on the Resources page of this website.

Because there are stringent penalties and tax consequences that may ensue from a failure to meet all the requirements, it is very important to work with a knowledgeable and experienced qualified intermediary.

Fees
Our professional fees for §1031 tax-deferred exchanges are reasonable and competitive. Because each situation is unique, the fee will depend on the complexity and other facts pertaining to a specific transaction. Our basic fee for a two-property, forward exchange is $300.00 per property. There is an additional fee of $300.00 for each additional property.

We will be happy to discuss your prospective exchange and give you a quote for any anticipated expenses. Don't put your transaction at risk by entrusting it to the lowest bidder. When you choose IPX Exchange Services, you are choosing proven experience and professionalism.

Please call our office or use the email form on the Contact page of this website to schedule a personal consultation at your convenience.
